Lease terms

The apartment is available August 1, 2026, pending HOA's approval of the prospective tenant's application. Approval can take up to 30 days. There is a separate lease agreement we require as the owners of the unit. Monthly rent is $1900. This unit includes one parking spot, 2 guest parking passes, basic cable, and access to the community pool. This does not include utilities or internet, which the tenant will be responsible for. The unit is unfurnished. No smoking is permitted in the unit. We require a $3800 deposit, which includes the security deposit ($1900) plus the last month's rent ($1900). The security deposit (of $1900) is refunded at the end of the lease, provided there is no damage to the apartment or it's contents. First month's rent is due the day before moving in. This is a one year lease agreement, (we can not offer a shorter lease) and the tenant would be responsible for the full 12 month lease. Move-in fees, as required by the Pine Island Ridge HOA, are a total of 5 checks or money orders. Two $500 checks which are returned after the tenant is moved into the property (so long as there are no damages to the unit and building). The Association also requires a $500 and $50 in security deposits for the common areas and pool keys respectively. The $650 (total) will be returned at the end of the lease, if no damage is caused to the common areas and pool keys are returned. The HOA application cost is $100, nonrefundable, and can take up to 30 days to process. Prior to move in, the prospective tenant must attend a welcome meeting with the HOA representatives. At that meeting, parking passes and keys will be given. They do not allow pets over 20 pounds under any circumstance. They weigh and photograph the pet at their office. No cats please. Applicants with a credit score of less than 650 will not be approved.
