The loft bedroom (upstairs) offers a queen bed, a cozy reading nook, a work desk, and an en-suite bathroom with a stand-up shower and elegant tile. An additional roll-away twin mattress accommodates extra guests. The newly renovated kitchen is fully equipped with a Keurig, traditional coffee maker, bakeware, pots and pans, and a blender. The dining table seats four. Relax in the spacious living area with comfortable seating and a smart TV. Board games, luggage racks, and ample closet space add thoughtful convenience. A rear carport and street parking are available for easy arrivals. Enjoy easy access to Topgolf, Legends Event Center, and Historic Downtown Bryan, home to live music, festivals, and unique local shops. Lake Bryan is just a drive away for hiking, biking, and lakeside dining at Cadillac Ranch. Explore nearby dining and entertainment, including Porter's Steakhouse, Chimy's, CAVA, Hopdoddy Burgers, Mo's Irish Pub, The Canteen, and Star Cinema Grill. Smoking is NOT allowed in or on the property; evidence of smoking will result in a $400 charge to deodorize the home. Do not turn the thermostat below 69 degrees during the summer or above 80 degrees when leaving, and do not turn it below 60 degrees in the winter. Visitors other than those accounted for in the booking agreement may not stay overnight; unauthorized guests will incur a $400 fee plus $50 per person. No pets are allowed, with the exception of legally documented service animals; pets found on the property without prior agreement will result in a $200 fine and booking termination. No candles may be burned in the house or on the property, and there is no grill on the property. Guests will need to provide their own paper goods beyond an initial set-up of trash liners, toilet paper, and hand soap. Trash must be bagged and placed in the city garbage bin; failure to do so will result in a $25 charge. Guests must close and lock all windows, close blinds, and lock all doors. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. All devices are on the exterior. Guests must be a minimum of 25 years or older to sign the booking agreement and be responsible for all guests in the party. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The homeowner or booking agent may enter the premises at any time without securing prior permission from the guest in case of emergency. Any guest found using illegal drugs or allowing others to use illegal drugs on the premises will be immediately denied continued occupancy. The loft bedroom includes a work desk, making it a comfortable space for remote work.
