Rent, Due Date, and Late Fees Due Date: Rent is strictly due in full on the 1st day of each calendar month. Grace Period: 5 days Penalties: If rent is not fully received by the conclusion of the grace period on the 5th, a late fee equal to 5% of the monthly rent amount will be assessed immediately. Payments received after the 5th are subject to a 3-Day Notice to Pay Rent or Quit. Security Deposit The Tenant shall deposit the sum of $2,000.00 as a security deposit for the performance of all terms under this lease. This deposit cannot be used by the Tenant as the final month's rent. Occupancy, Accessibility, and Guest Restrictions Maximum Occupancy: The permanent residents of the premises shall be limited to a maximum of 3 adults. Any change in occupancy requires prior written landlord approval. Stairs & Accessibility: The Tenant acknowledges that this upper-level unit features no handicap access and requires climbing three (3) flights of stairs to access from the carport. Guest Policy: Overnight guests are permitted to stay a maximum of 10 consecutive days within any given 6-month period. Any guest staying past 10 days without express written consent from the Landlord will be considered an unauthorized occupant and constitutes a material breach of the lease. Smoking and Pets No Smoking: This is a strictly 100% smoke-free property. Smoking, vaping, or burning of any tobacco, cannabis, or synthetic substance is strictly prohibited anywhere inside the unit or on the private balcony. No Pets: No animals, pets, birds, or reptiles of any kind are permitted on the premises at any time without a separate, legally executed agreement for verified Service/Emotional Support Animals. Balcony Maintenance & Restrictions Cleanliness: The Tenant is required to keep the private balcony clean, sanitary, and clear of clutter at all times. Property Alterations No Modifications: No alterations, modifications, painting, wallpapering, or structural changes are allowed inside or outside the condo without the express, prior written consent of the Landlord. Appliance Restrictions No Laundry Machines: The installation or utilization of portable or permanent clothes washing machines inside the unit is strictly prohibited. The tenant must exclusively utilize the community's shared laundry facilities. Renter's Insurance The Tenant is required to maintain a valid Renter's Insurance policy with a minimum of $100,000 in liability coverage for the entire duration of the tenancy. Proof of policy must be provided to the Landlord prior to move-in and key exchange. Parking and Permits Covered Carport: Monthly rent includes the exclusive use of one (1) dedicated, covered carport parking space. Additional Vehicles parked in all guest parking will require a parking permit. The Tenant is solely responsible for acquiring, maintaining, and managing all required parking permits directly through the Woodsborough Homeowners Association (HOA). Towing Liability: The Landlord assumes zero financial or legal liability for any vehicles towed or ticketed due to a tenant's or guest's failure to properly display a valid parking permit.
