Lease terms

Utilities: The Owner will be responsible for payment of the water utility. The Tenant is responsible for establishing and paying for all gas, electric, and trash collection services throughout the lease term. Move-In Costs: The last month's rent is due and payable at the time the lease is signed, in addition to any other required move-in payments outlined in the lease agreement. Smoking Policy: Smoking and vaping of any kind are strictly prohibited inside the rental unit. Pet Policy: No pets are permitted on the premises unless otherwise approved in writing by the Owner. Renters Insurance: It is up to Tenant to obtain and maintain renters insurance for the duration of the lease. The owner is not liable for loss of any property. Property Maintenance: The Tenant agrees to keep the premises clean, sanitary, and in good condition, and to promptly report any maintenance issues or needed repairs to the Owner. Alterations: The Tenant shall not make any alterations, improvements, or modifications to the property without the Owner's prior written consent. Occupancy: Only the individuals listed on the lease agreement may occupy the premises unless prior written approval is obtained from the Owner. Compliance with Laws: The Tenant agrees to comply with all applicable federal, state, and local laws, as well as any community rules or regulations applicable to the property. Quiet Enjoyment: The Tenant shall conduct themselves in a manner that does not disturb neighbors or interfere with the quiet enjoyment of surrounding residents. Lease Compliance: Failure to comply with the terms and conditions of the lease agreement may constitute a default and may result in remedies available to the Owner under the lease and applicable law.
