Lease terms

Apartment is a 3 bedroom, 1 bathroom unit. The apartment is currently occupied by two tenants who are looking for a third roommate to fill the vacant bedroom. Prospective tenants will be required to sign a lease prior to taking occupancy of the unit. Listed rent price is the price for the entire unit to be split amongst all tenants. Prospective tenants must meet the following minimum requirements of tenancy. Applicants that fail to meet any of the minimum requirements below will not be considered for tenancy: -Applicant must have a current photo identification and a valid social security number. -Applicant's monthly household gross income must exceed three times the monthly rent payment. All income must be from a verifiable source. Unverifiable income will not be considered. Compliance with this requirement is measured based on the combined gross incomes of all applicants who are 18 years of age or older. -Applicant must receive positive references from all previous landlords for the previous 5 years -Applicant may not have any evictions or unpaid judgements from previous landlords -Applicant must have a minimum credit score of 600. -A background check will be performed for all applicants who are 18 years of age or older. Applicants must exhibit a pattern of responsibility -Applicant must be a non-smoker
