Lease terms

Renter is responsible for paying all utilities. No smoking allowed. No pets are allowed. Renter is not permitted to remodel any portion of the house, which includes painting. Driveway (excluding sidewalk) snow removal, and lawn care is provided. Washer and dryer included. Security deposit and first month rent is due at signing. Lease contract duration is 1 year. Upon successful contract expiration, the renter will be given the option to sign an additional 1-year lease or move out by the end of the 1-year time frame. If/when the renter moves out, the landlord will pay any final utility expenses and necessary repairs from the security deposit and return the remaining balance to the renter. If the renter moves out prior to the contract end-date without cause, the security deposit will be forfeited. If the renter signs a lease for 2+ years, they will be given a $25 monthly discount. Mid-month move-in available at pro-rated monthly amount. Each monthly payment is due the 1st of the month. There is a 5-day grace period, after which there is a $25 late payment fee for each additional 5 days late (i.e. if paid the 5-9th of the month, there is a $25 fee, if paid the 10-14th of the month, there is a $50 fee, etc.). Renter is responsible for renter's insurance to cover any damages or loss of property while living at this property. Landlord insurance will not cover any property owned by the renter, only the structure itself. The landlord will occasionally visit the home to ensure all maintenance is current. If any issues (unpaid utilities, unpaid rent, complaints from neighbors, excessive damages to the home, etc.) the tenant will be given a warning with a reasonable timeline (7-15 days) to resolve the issue. If issues persist, this will be due cause for eviction, forfeiting the security deposit.
