Lease terms

LEASE TERMS & TENANT RESPONSIBILITIES High-speed gigabit Wi-Fi internet is INCLUDED in the monthly rent at no additional charge. For property security and insurance purposes, the home is equipped with Ring security cameras at the front and rear exterior entrances. Cameras are exterior-facing and are disclosed to the tenant. Utilities: Tenant is responsible for all utility and service expenses associated with occupancy of the property, including electricity, gas, water, trash/recycling, and any other individually requested or tenant-selected services. Internet service provided by the owner is included in rent. Pets: Pets are subject to owner approval. A one-time, non-refundable $500 pet fee per animal is required. Tenant remains responsible for any pet-related damage beyond normal wear and tear. Smoking: No smoking or vaping inside the home. Maintenance: Tenant is expected to keep the property clean and sanitary, promptly report maintenance issues or damage, and properly dispose of trash and recycling. Parking: Parking is limited to designated/authorized areas. Tenant and guests must comply with all applicable parking rules and local regulations. Alterations: No painting, permanent fixtures, major alterations, additional locks, or modifications to the property without prior written owner approval. Insurance: Renters insurance is strongly recommended and may be required as a condition of the lease. All occupants, pets, and applicable lease terms must be disclosed and approved prior to occupancy. Additional terms and responsibilities will be outlined in the signed lease agreement.
