Lease terms

One-year lease required. First month's rent and security deposit are due before move-in. Tenant is responsible for electricity, gas, water, sewer, trash, internet, and any other personal utility services. No smoking or vaping is permitted inside the home, garage, or enclosed areas. Parking is limited to the garage and driveway and must comply with HOA rules. Commercial vehicles, trailers, inoperable vehicles, and street parking are subject to HOA and local restrictions. Pets may be considered with prior landlord approval, applicable pet fees, and compliance with HOA requirements. Tenant is responsible for routine upkeep, including keeping the property clean, promptly reporting leaks or maintenance concerns, replacing light bulbs and HVAC filters as needed, and preventing avoidable damage. Renter's insurance is required throughout the lease term. All adult occupants must complete an application and screening. No subleasing, short-term rentals, or business use of the property is permitted without the landlord's prior written approval.
