Lease Duration: 12-month lease. Rent is due on the 1st of each month. A late fee of $100 will be applied if rent is not received by the 5th. Pets considered on a case-by-case basis with a non-refundable pet fee of $300 per pet (maximum 2 pets). Tenant must obtain and maintain renters insurance for the duration of the lease. Tenant is responsible for minor repairs under $100. No subletting without written owner approval. Property must be returned in the same condition as received, normal wear and tear excepted. 60-day written notice required from either party prior to lease termination or non-renewal.
