Lease terms

* Rent: $2400/monthly, due 1st of every month, 10 day grace period. Late charge of $150 after the 10th of every month. Payments acceptable through Zelle and Zillow. * Security deposit: $2400 refundable at end of lease or applied to last month's rent. * Lease term: August 1,2026- August 1,2027. With new lease agreement to be signed May 1, 2027. * Occupancy: Only approved occupants may live in the home. * Pets: 2 pets max. $350 nonrefundable deposit and $35 monthly rent per pet. Non-aggressive breeds as defined by insurance. * Smoking: No smoking or vaping inside the home. * Maintenance: Tenant responsibilities : changing HVAC filters, mowing+edging, reporting leaks promptly, replacing light bulbs, etc. * Alterations: No painting, mounting TVs, or major changes without written permission * Yard care: tenant responsible for maintaining landscaping. removing weeds from garden bed, applying fertilizer twice a year and pre-emergent in March. * Utilities: tenant responsible for water/trash and electricity utilities. * Parking: per how compliance * HOA compliance: Tenant must follow all HOA rules, if applicable. * Entry: Landlord's right to enter with proper notice for repairs, inspections, or emergencies. Annual inspection required before new lease signed. * Renter's insurance: Require proof of liability coverage ($100,000 in liability). * Prohibited activities: No illegal activity, excessive noise, or unauthorized business operations. * Move-out requirements: keys must be returned, home cleaned without any belongings left in/on property. * Early termination: 60 day written notice of early termination with a fee of $2400. * Default: if tenant fails to pay all rent or if the tenant violates any term of this lease, the landlord may, at its option, issue written notice to the tenant specifying the amount of unpaid rent or the nature of the breach and the date by which the tenant must cure the default.
