Annual inspection required before new lease signed. * Renter's insurance: Require proof of liability coverage ($100,000 in liability). * Prohibited activities: No illegal activity, excessive noise, or unauthorized business operations. * Move-out requirements: keys must be returned, home cleaned without any belongings left in/on property. * Early termination: 60 day written notice of early termination with a fee of $2400. * Default: if tenant fails to pay all rent or if the tenant violates any term of this lease, the landlord may, at its option, issue written notice to the tenant specifying the amount of unpaid rent or the nature of the breach and the date by which the tenant must cure the default.
