Lease terms

* Minimum 12-month lease required. * All applicants 18 years of age or older must complete an application, pass a credit and background screening, and provide proof of income. * Combined gross household income should be at least 2.5 times the monthly rent. * Security Deposit: * Average household credit score 650 or higher: Security deposit equal to one month's rent. * Average household credit score 600 649: Security deposit equal to two months' rent. * Applications with lower credit scores may be considered on a case-by-case basis with additional security requirements. * Previous evictions, bankruptcies, or outstanding landlord balances will be reviewed on a case-by-case basis. * Dogs both large and small may be considered with owner approval. * Pet rent: $25 per pet, per month. * Breed and size restrictions may apply. * No smoking or vaping inside the home. * Washer and dryer are included. * HOA dues and lawn maintenance are included in the rent. * Tenant is responsible for utilities.
