Important Lease Information (Summary Only) The information below is provided as a general summary to help prospective renters determine whether the property may be a good fit. These items are supplemental to, and do not replace, the official lease agreement. In the event of any inconsistency, the signed lease agreement shall control. Lease Term: One-year lease term required. Occupancy & Subletting: Subletting, short-term rentals, and room rentals are not permitted. Pets: No pets allowed. Vehicles: All vehicles must be currently registered and in operable condition. Inoperable or non-functioning vehicles may not be stored on the premises. Property Modifications: Tenants may not make alterations, improvements, or modifications to the property without the owner's prior written consent. Property Maintenance: Tenants are expected to maintain the property in a clean, safe, and orderly condition throughout the lease term, including routine upkeep of the front and back yards. Owner will provide professional landscaping services twice per year for seasonal cleanup and maintenance and gutter cleaning once per year. Tenants remain responsible for regular yard care between scheduled landscaping visits, including watering, weed control, and general upkeep as needed. Smoking Policy: Smoking of any kind is prohibited inside the home and on premises. Utilities & Services: Owner provides garbage service for one 32-gallon refuse cart. Owner pays water and sewer charges up to $50 per month. Any water and sewer costs exceeding $50 per month are the tenant's responsibility. Tenant is responsible for all other utilities, including: Natural gas (PG&E); Electricity (SMUD); Internet service.
