Lease terms

Minimum 12-month lease. Owner pays regular HOA dues. Water and standard trash service are included through the HOA. Tenant is responsible for electricity, gas, internet/cable, and all other tenant-elected or separately billed services. Tenant must establish required utility accounts before move-in and maintain continuous service throughout the tenancy. Tenant is responsible for routine household consumables and simple periodic replacements, including HVAC filters, refrigerator or drinking-water filters, batteries for window blinds and remote controls, light bulbs, and similar consumable items. Tenant is also responsible for extra trash, bulky-item disposal, special pickup, overage, or HOA charges caused or requested by Tenant, occupants, or guests. Owner remains responsible for repairs and replacements required by law, including equipment failure, defects, and normal wear not caused by Tenant. Tenant is responsible for damage caused by Tenant, occupants, or guests; must promptly report leaks, equipment malfunctions, or unsafe conditions; and may not perform repairs, installations, or alterations without Owner's prior written consent. No smoking. No pets, except legally required assistance animals. Renter's insurance with at least $300,000 in personal liability coverage is required throughout the tenancy. Tenant must comply with all HOA rules, including parking, noise, trash, move-in/move-out, and common-area requirements. No subletting, short-term rentals, or additional occupants without Owner's prior written consent.
