Rental Qualifications & Tenant Responsibilities We strive to make our application process simple and straightforward. Please review the following rental requirements: Security Deposit: $1,500 Income: Applicants should have verifiable household income of approximately 2 3 times the monthly rent. This requirement may be flexible depending on the overall strength of the application. Credit: A credit score of 500 or higher is preferred. Credit requirements may be considered on a case-by-case basis. Rental History: No prior evictions. No exceptions. Smoking: This is a non-smoking property. Pets: A maximum of two pets are permitted, subject to approval. A $300 nonrefundable pet fee applies. Utilities: Residents are responsible for electricity and trash service. The homes are 100% electric, so there is no gas bill. Water: Well on site. Flexible qualifications may be considered for income and credit; however, the no-eviction policy is firm.
