Lease terms

Tenant pays all utilities (gas, electric, cable, internet, water). No smoking inside the house (allowed on the screened-in back porch). Pets are welcome if vaccinated and covered under the tenant's rental insurance. Reusable Tenant Screening Reports We accept reusable tenant screening reports. A reusable tenant screening report is a report prepared within the previous 30 days by a consumer reporting agency at the request and expense of a prospective tenant and made directly available to us at no charge. It must include: A credit report Comprehensive criminal history records check (federal, state, and local) for the previous 7 years for each prior residence jurisdiction Comprehensive eviction history for the previous 7 years Verification of employment and income Current address and rental history If you provide a valid reusable tenant screening report, we will not charge an application fee or any fee to access the report. You may be required to certify that there has been no material change to your name, address, bankruptcy status, criminal history, or eviction history since the report was generated.
