Verification: Two most recent pay stubs and prior-year W-2, or an employment offer letter; self-employed applicants provide two years of tax returns and recent bank statements. Verifiable liquid assets may be considered at an equivalency of 1/40th of reserves as monthly income. Source of income: All lawful sources of income are accepted, including Social Security, retirement, child support, and rental subsidies, as required by RCW 59.18.255. For subsidy holders, the income ratio is applied only to the portion of rent the applicant pays. 2. Credit Requirement Minimum credit score: 700 (typical for homes in this rent range). Scores of 650 699 may be conditionally approved with an increased deposit (where permitted by law) or a qualified guarantor. Derogatory items: No open bankruptcies; any bankruptcy must be discharged a minimum of 3 years. No unpaid landlord or utility collections, no unpaid judgments, and no accounts 60+ days past due exceeding $1,000 in aggregate. 3. Rental History History required: Minimum two years of verifiable rental history or homeownership. First-time renters may qualify with a guarantor. Disqualifying factors: Unlawful detainer judgment or eviction within the past 7 years; balance owed to a prior landlord; two or more late or NSF payments within the past 12 months; documented lease violations or landlord-initiated termination for cause. 4. Employment Requirement: Current, verifiable employment or income source. A minimum of 12 months with the current employer or two years in the same field is preferred. 5. Criminal History A criminal background check will be conducted. Convictions are not automatically disqualifying; consistent with HUD guidance, an individualized assessment considers the nature and severity of the offense, time elapsed, and evidence of rehabilitation. Registration on a sex-offender registry or a conviction directly bearing on the safety of persons or property may result in denial. Security deposit: One month's rent ($8,500), subject to Washington fee/deposit limits. A deposit-alternative fee program may be offered per RCW 59.18.253. Renter's insurance: Required minimum $300,000 personal liability with landlord named as interested party, effective at move-in. Tenant responsibilities: Tenant is responsible for a monthly landscaping maintenance fee of $160, as well as utility costs billed every two months. Utility charges vary based on usage but average approximately $400 per billing cycle. Pets: Considered case-by-case with pet screening; refundable pet deposit applies. No pet deposit or fee is charged for verified assistance animals. Smoking: No smoking or vaping of any substance on the premises. Guarantors: Where accepted, a guarantor must reside in the U.S., meet all criteria, and document gross monthly income of at least 5 times rent.
