Please read carefully before submitting an application. TIERED RENTAL CRITERIA We offer a Preferred Tenant Program to reward those with strong financial history: PREFERRED TERMS (Credit 700+): Only First Month's Rent + Security Deposit ($2,500) due at signing. No last month's rent required upfront. STANDARD TERMS (Credit 670 699): First Month + Security Deposit + Last Month's Rent. (Note: Flexible installment plans for the last month's rent are available for qualified applicants). INCOME: Combined gross monthly income of at least 3x the monthly rent. Last 2 months of paystubs must be submitted with the application for verification. HISTORY: Minimum 1 year of verifiable residential rental history. No evictions; no violent or fraud-related criminal history. APPLICATION: Formal screening required for all adults (18+) via this platform. NOTE: Housing Choice Vouchers (Section 8) are not accepted due to HOA leasing restrictions. FEES HOA Lease Processing: $100 Community Access Badge: $25 per tenant PET FEE: Up to two pets welcome (dogs/cats under 35 lbs; non-aggressive breeds). A non-refundable pet fee of $350 per pet and a monthly pet fee of $50 per pet apply. Proof of vaccinations required. Pets are subject to Savannah Community Association approval. TENANT RESPONSIBILITIES Utilities: All utilities in tenant's name. Renters Insurance: Required prior to move-in (must include pet liability if applicable). Lawn Care: Handled by a licensed third-party provider; service details submitted to HOA. Maintenance: Tenant handles watering per seasonal schedule and freeze protocols for pipes. PROPERTY RULES Occupancy: Maximum 6 occupants. Smoking/Vaping: Strictly prohibited; violations subject to fines. Subletting: Not permitted without prior written approval. Prohibited: Waterbeds and oversized fish tanks. HOA COMPLIANCE This property is governed by the Savannah Community Association. All tenants are required to follow the Association's Declaration, Bylaws, and community rules. HOA violations may constitute a default under the lease. Prior to move-in, all tenants must sign a Lease Notice and Addendum acknowledging receipt of all HOA governing documents. MOVE-IN TIMELINE Move-in is required within 15 days of application acceptance, or as otherwise agreed upon in writing.
