TIERED RENTAL CRITERIA We offer a Preferred Tenant Program to reward those with strong financial history: PREFERRED TERMS (Credit 700+): Only First Month's Rent + Security Deposit ($2,500) due at signing. No last month's rent required upfront. STANDARD TERMS (Credit 670 699): First Month + Security Deposit + Last Month's Rent. (Note: Flexible installment plans for the last month's rent are available for qualified applicants). INCOME: Combined gross monthly income of at least 3x the monthly rent. Last 2 months of paystubs must be submitted with the application for verification. HISTORY: Minimum 1 year of verifiable residential rental history. No evictions; no violent or fraud-related criminal history. APPLICATION: Formal screening required for all adults (18+) via this platform. NOTE: Housing Choice Vouchers (Section 8) are not accepted due to HOA leasing restrictions.
