Lease terms

Tenant is responsible for all utilities, including gas, electric, water/sewer, internet, and any other recurring utility services associated with the property. A security deposit equal to one month's rent is required prior to move-in. Last month's rent is also due at lease signing. No smoking is permitted anywhere inside the home or on the property. Owner strongly prefers no pets; however, limited exceptions may be considered on a case-by-case basis. Professional cleaning service is expected every other week during the lease term. Owner's current cleaning service is preferred, though alternative arrangements may be considered with owner approval. Lawn care and snow removal services may be provided and can be discussed as part of the final lease agreement. Tenant must maintain active renter's insurance throughout the lease term and provide proof of coverage prior to move-in.
