Lease terms
Lease Terms: - The term of this lease is 12 months beginning on _____________ (date). - The rent is $1400 per month, due each month on the ______________. Rent cannot be paid in cash. - A security deposit of $1400 is due with first month's rent before the TENANT can move in. - If the TENANT fails to pay the rent by the due date, GREENFORD LLC may end this lease and begin the legal eviction process. - Should the TENANT break the lease, they will be responsible to pay rent until the property is re-rented or this 12 month lease ends, whichever is first. GREENFORD LLC will work to re-rent the property promptly. - When the lease's term ends, it will automatically renew for a term of month to month. If either GREENFORD LLC or the TENANT do not want to renew the lease, (60) sixty days written notice must be given. During the term of month to month, the lease can be ended at any time for any reason by either party with (60) sixty days written notice to the other party. - NOTICES: All notices to the TENANT shall be served at TENANT'S premises and all notices to GREENFORD LLC shall be served to: 923 Green St. Bridgeport, PA 19405 - The TENANT cannot use the security deposit to pay rent without written approval from GREENFORD LLC. - GREENFORD LLC can use the security deposit for unpaid rent and damages from the TENANT that is beyond normal wear and tear. - GREENFORD LLC is responsible for water, gas, trash, and sewer. The TENANT is responsible for electricity. - OCCUPANTS: Guest(s) may not stay overnight more than 7 days without the written approval of GREENFORD LLC. - INSURANCE: The TENANT acknowledges that GREENFORD LLC's insurance does not cover personal property damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall GREENFORD LLC be held liable for such losses. The TENANT is required to obtain rental insurance to cover any personal losses. - The TENANT will notify GREENFORD LLC promptly if any part of the property is damaged. The TENANT is responsible for any damage done to the property by his/her actions or negligence, or by the actions or negligence of his/her guests. GREENFORD LLC may add repair/replace cost to the following month's rent. - The TENANT will not make any changes to the property, such as painting, rebuilding, removing, repairing or improving without GREENFORD LLC's written consent. Changes become the property of GREENFORD LLC. - TENANT TRANSFER OF LEASE: The TENANT cannot lease the property to any other person or let any other person take over the TENANT rights and duties under this lease, unless GREENFORD LLC gives written approval. TENANT RESPONSIBILITIES: TENANT & other people TENANT allow on the property promise to: a. Obey all local, state and federal laws. b. Use all utilities, facilities and fixtures in a safe and reasonable way. c. Keep the property clean and safe. d. Not smoke, vape, or otherwise inhale, burn, or carry any lighted or heated tobacco, marijuana, hemp, or other plant product, whether natural or synthetic, in any form, including but not limited to cigarettes, cigars, pipes, hookahs, or electronic smoking/vaping/dabbing devices anywhere inside the premises, on balconies, stairs, patios, or within any common areas of the property. This prohibition applies to all substances, whether legal including medical marijuana or illegal under federal, state, or local law. e. Observe quiet hours from 9pm to 8am every day (10pm to 8am on Saturday) in consideration of neighbors. f. Not bring/keep any animals on the property without the prior written approval from GREENFORD LLC. g. No ice melt or plants on steps/landing. GREENFORD LLC will provide alternative material for icy conditions. h. Not flush 'flushable' wipes or hygiene products down the toilet. i. Keep nothing on the property that is flammable/dangerous or greatly increases the danger of fire or injury. j. Use the property for residential purposes only. No commercial, industrial, or short-term rental activity. k. Not install external antennae, cameras, or satellite dishes without written approval from GREENFORD LLC. l. Only use the laundry facilities three days a week of their choice: i. 1. _____________ 2. _____________ 3. _____________ m. Recognize that all responsibilities listed are material terms of the lease. Any violation shall be deemed a breach of the lease and may result in fees, cleaning charges, and/or termination of tenancy, in addition to any other remedies available to GREENFORD LLC under law. TENANT RIGHTS - Right to quiet enjoyment. GREENFORD LLC is required to provide safe, secure, sanitary, habitable housing, including working heat, water, electricity (paid for by TENANT), plumbing & maintaining structural integrity. - GREENFORD LLC must give the TENANT (24) twenty-four hours' notice before entering the property. A member of GREENFORD LLC may enter at a reasonable and agreed upon time to inspect, make repairs or alterations, supply services, or show the property to prospective buyers, contractors, insurers, or tenants. - ABANDONMENT: The property will be considered abandoned by the TENANT if: a. The TENANT gives GREENFORD LLC notice that they will not return to the property. b. The TENANT fails to pay the rent, leaves the property, and does not return for (15) fifteen days. c. After the (15) fifteen days, GREENFORD LLC may enter and relet the property. In this case, GREENFORD LLC may dispose of any property left behind after (10) ten days from when notice of property removal is given. IN THE UNFORTUNATE CASE OF LEGAL ACTION: a. GREENFORD LLC can sue the TENANT for losses such as unpaid rent, other damages, or injuries. b. If GREENFORD LLC gets a judgment for money against the TENANT, GREENFORD LLC will use the judgement to contact credit bureaus and collection agencies and can recover money for losses and legal fees through wage garnishment, bank account levies, and potentially seizing personal property.
