Lease terms

-$100 discount if signing up for automatic bank drafts to pay rent on the 1st-5th of each month. Discount will not remain in effect if automatic bank draft is cancelled, returned for insufficient funds or received after the 5th of the month on one or more occasions. - only automatic bank drafts, cash, cashiers check, electronic transfer/wire, or money orders are accepted as payment for rent. - Renter is responsible for keeping up the lawn and annual cleaning of gutters. -Dogs cannot exceed 10 lbs -Cannot sublet -Proof of renter's insurance is required no more that 7 days after move in and will be re-validated every three months -Non-smoking house -Up to 4 inspections per year -Non-refundable $500 pet fee -House will be completely cleaned, free from damage, pet odors & any odor not common to the house upon completion of lease or security deposit is subject to forfeiture and additional monetary damage as determined by the lessor or a court if leasee refuses to pay with an additional fee of attorney fees and court cost. -60 day notice is required if you are not renewing your lease. -Forfeiture of deposit plus an additional amount equal to two months of rent if you end lease prior to agreed upon lease contract -Cost for Any damage discovered during inspections will immediately be paid with the next month rent or terms agreed to with lessor. -Daycare is not permitted to be operated out of this home nor any other business without expressed written consent from the lessor.
