Lease terms

1. Private Room Rental (Shared Housing): Lease is for one private bedroom in a shared home. Tenant has access to their bedroom and a shared upstairs bathroom only. 2. **Monthly Rent $900/month, due on the **1st of each month**. A **10% late fee** applies if rent is not received by the 5th. 3. Lease Term: 6-month lease with 60 days written notice required prior to lease end if tenant plans not to renew. 4. Security Deposit: $600 deposit due prior to move-in. Returned within 45 days after move-out minus any damages or unpaid charges. 5. Utilities Included: Rent includes water, sewer, electricity, and internet (reasonable usage expected). 6. Furnished Room: Room includes twin bed, TV, tv stand mini fridge, microwave, portable stove, coffee maker, AC unit, desk, storage, and additional furnishings. 7. Mini Kitchenette Included: Private kitchenette setup in the room (microwave, mini fridge, coffee maker, and single burner portable stovetop). 8. Landlord Occupied Home: Property owner lives downstairs. Downstairs kitchen, laundry, and other areas are not accessible. 9. House Rules: Tenants must maintain shared spaces, follow quiet hours after 11 PM, and keep stairways and bathroom clean. 10. Guest Policy: Guests allowed with 24-hour notice. Extended stays require landlord approval. 11. Parking: One vehicle allowed per tenant. 12.
