Lease terms

Please note tenant applicant requirements before applying. $2900/month rent plus security deposit of $3000 (requires minimum 700 or above credit score and no previous evictions/collections/criminal history). 12 months lease, 1st month rent plus security deposit required to move in. Income verification, 2025 tax return, W2, tenant rental history, and a background and credit check are all required and considered in the selection process. Renter's insurance by tenant is required by move-in. Tenant applicants must prove at least 3 times the monthly rent or annual income of $95,000 (or verifiable bank cash reserves/savings) and must provide proof and needed documents, W2, 2025 income tax return, etc. Tenant pays and is responsible for all utilities (gas, electricity, water, sewer, and garbage) and half monthly pool service and all is paid by tenant. Renter and property liability insurance and payments proof of your past 12 months rental is required. Applications will not be considered until qualified credit check and all required documents have been submitted via Zillow. Rental insurance is required. No pets but may consider small pets with a separate non-refundable monthly pet rent fee of $50 per small pet if approved by landlord. Thank you.
