Lease terms

Owner pays water. Renter reimburses Owner, based on water usage. All other utilities will be paid directly by renter. Any person living on premises must be approved and on the lease. Pets will be permitted upon approval only, and all pets must be listed on lease or an addendum to the lease. Additional costs may be associated with having pets, including a pet deposit as well as additional monthly fee added to monthly total rent/utility/pets. One year lease required. Two year lease might be considered at a reduced monthly rate. Discuss this with landlord if it's something you are interested in. Rent and fees are due on the first day of each month. Payments can be paid in person, (cash), or electronically. Payments received after the first day of the month must include a $50 late fee. Lawn maintenance must be completed weekly by renter, or, if you prefer, lawn maintenance will be provided for an additional $50/weekly. Renter's insurance is required and must be presented to owner prior to signing the lease agreement. Security deposit will be held by owner, and it will be returned in full at the end of the lease. Should the property be damaged by renter the repairs will be paid with the security deposit, and any remaining dollar amount will be returned to renter. Damages that cost more than the security deposit amount will be paid by renter upon request. Forwarding address is required to be provided to owner should any damages be assessed. Smoking is only permitted outside. Smoking inside will automatically result in forfeiture of security deposit, and additional costs may be added depending on any damage attributed to smoking.
