Lease Terms: - One-year lease term. - Tenant pays all utilities, which are excluded from base rent. - Electricity paid by Tenant to Owner bi-monthly. - Water, sewer, and garbage paid by Tenant to Owner bi-monthly. - Internet established and paid by Tenant directly to utility. - Renter's insurance required. - No use of property for business purposes. - No use as short term rental. - No sub leasing. - No smoking. - Pets considered on a case-by-case basis. Application & Screening Criteria: 1. Identification - Applicants must provide valid government-issued photo identification. - All occupants 18 years or older must submit a separate application and pay a $40 screening fee direct to screening service. 2. Income Requirements - Total combined gross monthly income of all leaseholders must be at least 3 times the monthly rent. - Income must be verifiable via pay stubs (last 2 months), tax returns (last year), or an official offer letter for new employment. - Self-employed applicants must provide bank statements for the last 3 months and the most recent tax return. 3. Credit History - Minimum credit score of 670 is required for all applicants. - No active bankruptcy or bankruptcy discharged within the last 3 years. - No history of outstanding rental collections or judgements from a prior landlord. - Open accounts in good standing (no past due balances). 4. Rental History - Applicants must have 24 months of verifiable, positive rental history or homeownership history. - Previous landlords may be contacted. Inability to verify rental history may result in denial. - Positive rental history includes: - No eviction records. - No more than one late rent payment in a 12-month period. - No record of material damage to the rental property. - No lease violations (e.g., noise complaints, unauthorized pets or occupants). 5. In-Person Home Tour - An in-person home tour is required for an application to be considered complete. Move-in-Costs: - First month's rent, last month's rent, and security deposit. - Pet deposit (if applicable).
