Lease terms

First lease term will go end on April 30, 2027, with a 12-month renewal available after that. We won't schedule a tour of the property with you until we have received your application, credit report, and background check. We accept Zillow applications and background/credit checks. Per CO State Law, prospective tenants may submit an acceptable portable tenant screening report dated within 30 days of application date in lieu of the Zillow background and credit check. Current Military Promo - Base Rent reduced by $50/month, and security deposit of $1900. Lease is available to view before applying. Please contact us via email or text message with any questions, since the application fee is collected by Zillow and is not refundable. Some lease highlights are: -One (1) small dog (max weight of 20 pounds preferred) allowed, housetrained pets only, breed restrictions apply. No cats. If you have dogs, please contact us before applying as the application fee is not refundable. -Additional Refundable Pet Deposit of $300, collected at lease signing. Non-refundable Pet Rent is $35/month. Two small dogs may be considered depending on breed/weight. -Landlord pays the HOA dues. Tenant is required to abide by all HOA Covenants, which will be supplied. Please note that non-owner-hosted short term rentals such as AirBNB or VRBO are against City of Aurora Law and are not allowed. -One assigned parking spot is included. -Absolutely no smoking or drug use is allowed indoors or on the private balcony, including tobacco and vaping products and the use of marijuana products (including medical marijuana).
