Lease terms

6-month lease available. One month rent security deposit ($1,400). $200 one-time administration/lease initiation fee due at move-in. Utilities included in $200/month utility and tech fee: gas, water, electricity, heat, trash, sewer, AC. Move-in special: 1 month free with 12-month lease, offer valid through 05/31/2026. Smoke-free property. No combustion of any kind (tobacco, cigars, cannabis) or e-cigarettes/vape liquids permitted. Dry-herb vaporizers for medical cannabis allowed at tenant discretion provided scents do not become a nuisance. On-street parking only. Pet policy: Dogs are strictly prohibited due to the on-site owner's medically documented severe canine allergy and shared HVAC/air exchange. Non-canine pets (cats, small animals) permitted with prior written approval and $100/month pet rent. Non-canine service and support animals exempt from fee and approval per Fair Housing Act. Quiet hours 10:00 PM to 7:00 AM. Subwoofers and high-vibration sound systems prohibited. No parties; large gatherings (more than 6 people) not allowed. Overnight guests up to 3 consecutive nights; any guest staying longer than 7 nights in 30 days must be added to the lease and screened. Tenant required to report plumbing leaks, moisture, or appliance failures within 12 hours of discovery. HVAC filters changed quarterly by owner with 24-hour notice.
