RENTAL TERMS & PROPERTY POLICIES Monthly Rent * Monthly Rent: $2850 per month * Minimum Lease Term: 6 - 8 months * Security Deposit: Equal to one month's rent * Pet Fee: Additional non-refundable pet fee applies depending on pet type and quantity * Tenant responsible for: * Water delivery/refill expenses 6000 gallons cost roughly $900+/- * Monthly Starlink internet service expense $80 * Propane refills for stove/hot water as needed refilled by tenant as needed. Utilities Included Included in rent: * Solar-generated electrical power * Use of battery storage system * Property furnishings * Standard septic/catchment system usage Off-Grid Living Disclosure This is a fully off-grid property utilizing: * Solar power with battery storage * Rainwater catchment system with UV sterilization and filtration * Propane appliances Tenants must be mindful of utility usage and understand that conservation is part of off-grid living. Excessive power or water usage may result in additional charges or system limitations. Vehicle & Access Requirements * 4x4 vehicle required year-round * Property access is through a gated private road * Approximately 12-15 minute drive from paved roadway over rugged terrain * Low-clearance vehicles are not recommended Parking Policy * On-site parking available * No abandoned or non-operational vehicles permitted * No commercial vehicle storage without prior written approval * Off-road driving on the property outside established access areas is prohibited Smoking Policy * No smoking inside either home * Outdoor smoking permitted only in designated areas * Tenants are responsible for proper disposal of cigarette waste due to fire risk and environmental concerns Pet Policy * Pets allowed upon approval * Additional pet fee required * Aggressive animals not permitted * Tenants are responsible for: * Pet waste cleanup * Preventing damage to furnishings/property * Preventing pets from disturbing neighboring properties or wildlife Maintenance Responsibilities Tenant responsibilities include: * Basic upkeep and cleanliness of the homes and courtyard * Monitoring water usage levels * Reporting maintenance concerns promptly * Maintaining reasonable care of solar, catchment, septic, and propane systems * Replacing minor consumables such as water filters if needed during long-term occupancy * Caring for any container plants/garden areas if utilized by tenant Landlord responsibilities include: * Major system repairs * Structural repairs * Solar/battery system servicing (unless damage caused by misuse) * Catchment/UV system servicing under normal use conditions Additional Property Notes * Fully furnished and move-in ready * High-speed Starlink internet available * Approximately one hour from Kona * Nearest town and conveniences located in Ocean View
