Lease Terms & Property Policies Lease terms are available with a six (6) month minimum rental period. Standard lease agreements may include six-month or twelve-month terms with automatic month-to-month renewal unless terminated by either party with a minimum twenty-eight (28) day written notice in accordance with Hawaii law. Month-to-month tenancy options may be available following completion of the initial lease term. Any tenancy terms shall comply with applicable Hawaii State and local Oahu rental regulations, including minimum occupancy requirements for short-term stays. Occupancy limits will be determined based on the size of the household and property suitability and must be approved by management prior to occupancy. Overnight guests staying longer than fourteen (14) consecutive days must be disclosed to and approved by the owner or property management. Subletting, assignment of the lease, Airbnb-style rentals, vacation rentals, and any unauthorized short-term rental activity are strictly prohibited. The tenant shall be responsible for electricity, cable, and internet services. Owner shall provide water, sewer, trash service, landscaping, HOA dues, and standard exterior maintenance unless otherwise specified in writing. One complimentary professional cleaning service will be provided and scheduled by the owner at the six-month mark for all leases of one year or longer. Participation is required to assist in maintaining the property condition. Smoking is permitted outdoors only. Smoking or use of cannabis, marijuana, vaping products, or illegal substances inside the residence, garage, lanai, or enclosed areas is strictly prohibited. Pets may be considered on a case-by-case basis with prior owner approval. Approved pets may require an additional security deposit, pet agreement, and/or monthly pet rent. All pet terms shall be negotiated prior to lease execution. Tenant may also be required to maintain renters insurance that includes personal liability coverage for pet-related incidents. The property features durable flooring surfaces suitable for island living and easy maintenance. Tenants are responsible for maintaining sanitary conditions for approved pets and preventing damage to flooring, landscaping, lanais, and exterior areas. Tenant shall maintain renters insurance throughout the lease term. Coverage should include personal liability protection and coverage for personal belongings. Additional liability coverage may be required for approved pets. This property is located within a professionally managed HOA community. All tenants and occupants must comply with HOA rules, regulations, parking policies, and community standards. A copy of applicable house rules and HOA guidelines will be provided at move-in. The property includes parking for a maximum of two (2) vehicles consisting of the garage and driveway only. Guest parking is limited and subject to approval and community regulations administered by the Hillside Property Management team. Tenant agrees to properly maintain and routinely replace HVAC or split-system air filters, if applicable, during tenancy. Tenant shall promptly report any water intrusion, plumbing leaks, mold, mildew, excessive moisture, or ventilation concerns to the owner or property management to help prevent property damage common in Hawaii's tropical climate. To reduce humidity and moisture buildup, tenants are encouraged to use ventilation systems, air conditioning, and exhaust fans responsibly and maintain reasonable airflow throughout the residence. Tenant shall not block ventilation areas or allow prolonged moisture accumulation. Outdoor equipment, surfboards, beach gear, bicycles, and recreational items must be stored in designated areas only and may not obstruct walkways, lanais, parking areas, or HOA common spaces. BBQs, grills, and outdoor cooking equipment must comply with HOA and local fire safety regulations. Open-flame cooking devices may only be used in approved outdoor areas and must never be operated inside the residence, garage, or enclosed lanai spaces. Military service members receiving Permanent Change of Station (PCS) orders or other protections afforded under the Servicemembers Civil Relief Act (SCRA) may terminate the lease in accordance with applicable federal and Hawaii laws upon proper written notice and supporting documentation. All tenants acknowledge that Hawaii's tropical climate may naturally contribute to humidity, salt-air exposure, and moisture conditions. Tenant agrees to reasonably maintain cleanliness and ventilation practices to minimize mold and mildew development during occupancy.
