Furnished Home Rental Terms & House Rules Monthly Rent: $1,995 Furnished | Utilities Included | Wi-Fi Included Included With Rent * Fully furnished 2-bedroom, 1-bath home * Wi-Fi paid by landlord * Electricity allowance up to $250/month * Combined water and gas allowance up to $160/month * Landlord maintains the grass/lawn Utility Overages: Any electricity charges over $250 or combined water/gas charges over $160 per billing cycle are the renter's responsibility. Pets * Small dogs considered with landlord approval. * $400 nonrefundable pet fee per approved dog. * Renter is responsible for any pet-related damage. House Rules * No smoking inside the home. * Renter and guests must comply with all applicable City of Corpus Christi ordinances, including water-use restrictions. * Only approved occupants may reside in the home. * Renter is responsible for damage caused by the renter, occupants, guests, or pets, beyond normal wear and tear. Repairs & Property Damage * Renter is responsible for the cost of tenant-responsible repairs under $200. * Repairs or damage that are the renter's responsibility will be handled by a repair company selected by the landlord, with the renter responsible for the applicable cost. * Damage caused by the renter, occupants, guests, or pets will be the renter's responsibility in its entirety. * Normal wear and tear is the landlord's responsibility, subject to the terms of the lease and applicable law. Property Care The home and furnishings are provided in good condition. Renter agrees to maintain the property responsibly and report maintenance issues promptly. Move-in and move-out inspections may be completed and documented with photographs to establish the condition of the property. All rental terms are subject to the final written lease agreement and applicable Texas and City of Corpus Christi laws and ordinances.
