The unit is fully furnished and includes the following items: Appliances: Refrigerator, induction stove, portable hood vent, and in-unit washer & dryer. Living & Dining: Couch, TV, dining table, desk, and chairs. Bedroom: Queen-size bed and dresser. In accordance with Texas Property Code Section 92.3515, all housing providers must provide written notice of their tenant selection criteria to all applicants before a rental application is filled out or any application fee is paid. Please review the following standards carefully before applying. 1. Occupancy & General StandardsApplication Requirement: Every adult occupant aged 18 or older must submit a separate application.Identification: Valid government-issued photo identification is required from all applicants. 2. Income & Employment VerificationIncome Ratio: Gross household monthly income must equal at least 3x the monthly rent.Verification: Applicants must provide recent proof of income (such as 2 consecutive months of paystubs, tax returns, or an official employment offer letter). 3. Rental & Credit HistoryCredit Score: A minimum credit score of 620 is generally required.History: Applicants must have no history of evictions, broken leases, or substantial unpaid property balances. References: Positive references from previous landlords regarding timely payment and care of property are highly weighted. 4. Criminal Background CheckScreening: A criminal background check will be conducted on all applicants.Evaluation: Decisions will be made on a case-by-case basis considering the nature, severity, and age of any past offenses. 5. Key Property Policies & DisclosuresParking: No dedicated or assigned parking spaces are provided with this unit. Street parking only is available.Renters Insurance: Renters insurance is strictly required prior to move-in. Proof of a valid liability policy must be provided before keys are handed over.Furnished Inventory: The unit is fully furnished. An itemized inventory inspection check will be conducted with the tenant at move-in and move-out to verify the condition of all provided appliances and furniture.
