Lease terms

SECURITY DEPOSIT & FEES Total Security Deposit: $2,300 due upon lease signing.Refundable Portion: $1,900 is fully refundable at lease termination, subject to the property being returned in clean condition with no damage beyond normal wear and tear. Non-Refundable Portion: $400 is non-refundable and will be retained by the landlord for standard administrative costs and professional turn-over services. PROPERTY ASSIGNMENTS & UTILITIES Landlord Responsibility: Landlord pays all Homeowners Association (HOA) dues, which includes comprehensive yard maintenance. Tenant Responsibility: Tenant is solely responsible for all utilities, including electricity, water, gas, trash, and internet services. PET POLICY & FEES The Landlord permits a maximum of one (1) small pet (dog or cat) weighing under 25 pounds, strictly subject to prior written approval and breed screening. Refundable Pet Deposit: $300. This deposit is refundable at lease termination, contingent upon the property having zero pet-related damage, lingering pet odors, or flea infestations. Non-Refundable Pet Fee: $150. A one-time, non-refundable administrative fee due prior to move-in.Monthly Pet Rent: $100 per month. This amount will be added directly to the base monthly rent. MINIMUM APPLICANT QUALIFICATIONS To be considered for tenancy, all applicants must meet or exceed the following criteria: Credit Score: A minimum credit score of 650 or higher. Income Verification: Documented gross monthly income must equal at least 3.5 times the monthly rent. Rental History: Positive, verifiable references from previous landlords. Applicants must have zero (0) prior evictions. Background Screening: Applicants must successfully pass a standard criminal background and credit check. Smoking Policy: This is a strictly non-smoking and non-vaping property (applies to both the interior and exterior premises). Insurance Requirement: Proof of a valid Renter's Insurance policy must be submitted to the Landlord prior to move-in.
