This wonderful home is situated in the Peppler Addition in Boulder county just north west of Highway 66 and Hover road. The addition is surrounded by Boulder county "open space innitiative" farm land. Hence it is qute a beautiful area with rich views of green fields and a gorgeous view of Longs Peak on the street in front. The folks that live here take pride in their properties and love to take walks around the neighborhood. The home is convenient to highway 66 for commuters to Boulder or the I-25 corridor. It is also convenient to Safeway on Hover road and 17th. The home sits on .8 acres, but the rear portion of the property is occupied by a 40 by 80 newer septic leach field and for landlord storage of a few trailers and tractors. Tenants are texted ahead of time when the landlord needs access to the storage area. Usually, this is only a a dozen times a year during the summer and spring months. So, the back .4 acres is not part of the deal.... However arrangements can be made for storing a tenants RV or additional vehicles on a designated location. If this area is used, the tenant will have to help mow the back area. The house itself is a 3 bedroom 2 bath. The kitchen is original from 1965 with painted original Boulder cabinet shop cabinets and nice new countertops, with black stainless appliances. Home will have a fresh paint job. It is heated by an 80,000 BTU 96% efficient furnace with A/C. It also has a fireplace insert that can be used for winter holidays etc. The 2 car garage is quite deep with addition work shop or storage area. The hard woods are original white oak that have been restored. The house also has a nice south facing 16 by 32 deck. The tenant is responsible for mowing the yards in front unless other arrangements and pricing structure is agreed to. The property does have a well. Plans are being made to install a new pump and automatic watering system. A garden tractor mower is provided. We are also planning to zero scape some of the grass areas in front. The grass in the very front of the house will be set up with either house water automatic watering or well water. As it is, the lease is for the house and .4 acres. This is a great place for folks that want a wonderful home for their children and respect their neighbors. We are looking for long term renters given that home will never be sold. Tenants must be willing to take care of a large yard. We use mysmartmove for credit and background checks $40 for each adult 3 year rental history 650 credit score 2 cats ok 1 dog ok (25 pound limit) non smoking 1 or 2 year lease
