Term: 1-year lease with start and end dates specified in the agreement. Rent: $1,000/month, due on the 1st of each month; prorated rent is due before move-in if applicable. Landlord Responsibilities: Handles major repairs, pest control, structural issues, plumbing, electrical, HVAC, roof, windows, painting, flooring, and normal-aging repairs. Insurance: Tenant must maintain renter's insurance. Business Use: No in-person business operations without landlord approval; remote work is allowed. Subletting: Assignment or subleasing is prohibited without landlord approval. Move-Out: Tenant must clean the property, remove belongings/appliances they added, return keys, and provide a forwarding address. Entry Rights: Landlord may enter with 24 hours' notice for inspections, repairs, or maintenance; emergencies require no notice. Locks & Keys: Tenant may not change locks, rekey, or make duplicate keys without landlord involvement. Violations: Illegal activity, lease breaches, or continued nonpayment may result in eviction under Indiana law.
