Lease terms

Term: 1-year lease with start and end dates specified in the agreement. Rent: $1,000/month, due on the 1st of each month; prorated rent is due before move-in if applicable. Payment: Rent must be sent to Longhouse LLC and tenant must notify the landlord when payment is made. Late Fees: $50 after 3 days late, plus $10/day thereafter, capped at $200 per month. Returned Checks: Tenant pays any resulting fees and associated late charges. Security Deposit: $1,000; refundable within 30 days after move-out, key return, and forwarding address, minus allowable deductions. Renewal: Landlord may offer up to three additional 6-month renewal terms with potentially adjusted rent. Occupancy: Property is for single-family residential use only; additional residents require landlord approval. Guests: Overnight guests may not stay more than 14 days without approval. Pets: No pets without landlord approval; a $500 pet deposit may be required. Tenant Responsibilities: Pay utilities, maintain cleanliness, mow the lawn, clear ice, replace light bulbs, arrange trash service, and report problems promptly. Damage: Tenant is responsible for damage caused by themselves, occupants, guests, pets, negligence, or misuse. Landlord Responsibilities: Handles major repairs, pest control, structural issues, plumbing, electrical, HVAC, roof, windows, painting, flooring, and normal-aging repairs. Insurance: Tenant must maintain renter's insurance. Business Use: No in-person business operations without landlord approval; remote work is allowed. Subletting: Assignment or subleasing is prohibited without landlord approval. Move-Out: Tenant must clean the property, remove belongings/appliances they added, return keys, and provide a forwarding address. Entry Rights: Landlord may enter with 24 hours' notice for inspections, repairs, or maintenance; emergencies require no notice. Locks & Keys: Tenant may not change locks, rekey, or make duplicate keys without landlord involvement. Violations: Illegal activity, lease breaches, or continued nonpayment may result in eviction under Indiana law.
