Lease Terms and Rental Criteria Property: Small single-family home on Sunnyside Drive in Cadillac, Michigan Monthly Rent: $2,300 per month Lease Term: 12-month lease preferred Security Deposit: $2,300, due before move-in First Month's Rent: Due before move-in Availability: To be confirmed with approved applicant Rent and Payments Rent is due on the 1st day of each month. Late fees may apply after the grace period stated in the lease. Returned payments may be subject to any applicable bank fees and administrative fees permitted by law. Minimum Applicant Criteria Applicants must complete a rental application and authorize tenant screening. All adult occupants must apply. Minimum criteria include: Verifiable gross monthly income of at least 3 times the monthly rent, equal to $6,900/month or $82,800/year. Preferred credit score of 680 or higher. Applicants below 650 may be considered with strong income, positive rental history, no recent housing-related collections, and no recent eviction history. Positive rental history or verifiable housing history. No unpaid balances owed to prior landlords. No recent eviction judgments, unless the applicant provides acceptable documentation or explanation. Background screening required. Income may include employment income, self-employment income, Social Security, disability income, housing assistance, vouchers, rental assistance, or other lawful and verifiable sources of funds. All applications will be reviewed using the same written rental criteria. Utilities Tenant is responsible for all utilities unless otherwise stated in the lease. This may include gas, electric, water, sewer, trash, internet, cable, and any other services used by the tenant. Lawn Care and Snow Removal Tenant is responsible for lawn care and snow removal unless otherwise stated in the lease. Tenant must keep walkways, driveway areas, and exterior areas reasonably maintained and safe. Smoking No smoking or vaping is permitted inside the home, garage, or any enclosed area of the property. Pets Pets may be considered with prior written approval. Approved pets may require additional pet rent or a pet fee, as allowed by law. Assistance animals will be reviewed separately in accordance with applicable housing laws. Maintenance and Repairs Tenant must promptly notify the landlord of needed repairs, leaks, damage, safety concerns, or maintenance issues. Tenant is responsible for damage caused by the tenant, occupants, guests, pets, or negligence. Occupancy Occupancy must comply with applicable housing, zoning, and safety codes. All adult occupants must be listed on the lease. Parking Parking is limited to designated driveway or approved parking areas. No unregistered, inoperable, or unauthorized vehicles may be stored on the property without written approval. Use of Property The property is for residential use only. No illegal activity, nuisance activity, excessive noise, or unapproved business use is permitted. Move-In Requirements Before receiving keys, approved tenant must provide: Signed lease agreement. Security deposit. First month's rent. Proof of required utilities transferred or scheduled, if applicable. Any required pet documentation or renter's insurance, if required by the lease. Renter's Insurance Renter's insurance is strongly recommended and may be required under the lease. Tenant's personal belongings are not covered by the landlord's property insurance.
