We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. 4. Employment History and Sufficient Income: monthly income of 3 times the amount of the monthly rent per applicant. Income verifiable through pay stubs, employer contact, and/or tax records. All other income, including self-employment, is verified through tax records. 5. Rental History: Rental History verifiable from unbiased sources. If related by blood or marriage to one of the previous landlords listed, or the rental history does not include at least two previous landlords, the application may be declined. No records of eviction. Favorable responses from references and previous landlords. 6. Policies:Tenant Must Abide by HOA Rules & Regulations (to be provided as part of lease). No-smoking / No marijuana within the property. No pets allowed 7. Required Fees & Documentation: During the application, a 45$ per adult non-refundable fee is collected to run tenant screening. The lease must be signed and the up-front payments of two months' rent (first month rent, and one month rent as refundable security deposit) must be deposited within 24 hours of approval. Rental insurance with the owner listed as additional named insured is required at the time of signing. Minimum 1 year lease. 8. Utilities: Landlords are responsible for HOA fees that cover water and sewage. Tenants must apply and pay for the other utilities. 9. The first qualified applicant will be accepted. This unit/landlord is not required to or voluntarily setting aside the unit for vulnerable populations.
