Lease terms

PLEASE READ: Rent is $1150 per month, deposit is $1150. Zillow application process requires $35 application fee per adult, copy of photo ID, copy of latest paystub, and most recent bank statement. Looking for tenants with stable employment, good rental history, credit deposit, and pet fee due at signing. No illegal activity. Credit check and background check is required but open to discussion. No evictions in the last 5 years. Pets allowed with a one time pet deposit of $200 per pet due at signing and additional fee of $35 a month per pet. Pets forbidden if they are not disclosed on application and/or if there is no rental history of having or owning a pet. Tenant pays for electric. Owner pays for water, trash, landscaping, and appliance repairs. 12 month minimum lease required. First month rent, deposit, pet deposit and fee due at signing. Once application is approved, applicant has 8 hours to place a nonrefundable hold fee of $300 that will go towards the deposit. Applicant has 5 days to place remaining deposit and sign lease. Deposit due at signing, Keys will be given once first months rent is received (the day the lease starts). 50% forfeiture of deposit and loss of lease if rent is not paid on move in date.
