Lease terms

1) Must fill out the online application entirely to tour home(SSN, income verification, rental history with phone numbers of previous landlords). May also upload income verification and credit score instead of filling out application. 2) Pet rent is an additional $50 per month for each pet. 3) Pet deposit is $500 for each animal 4) All appliances furnished by tenant. 5) Tenant pays all utilities. 6) Smoking only permitted outside. 7) Credit score of at least 600 or working towards it. If minimum credit score is not met then Landlord reserves the right to charge last months rent at signing. 8) Good rental history is a big plus. If you are currently renting you must provide current and previous landlord phone number. Nobody with evictions will be considered. 9) No criminal history for the last 5 years and no sex offenders. 10) Rent is due on the 1st of each month and if not received by the 5th then a 5 percent late fee will be added. 11) if anyone wishes to move in on August 5 and do their own cleaning after the current tenant leaves on the fourth, then a $200 cleaning fee will be deducted from their security deposit.
