Due at time contract signed Tenant to pay gas, electric, water, sewer, cable. No trash service so tenant will take trash to the dump, (close to house and cost approx. $4.00) or set up trash service. Utilities will be in tenants name and paid directly to agency each month upon receipt. No smoking/drugs Quiet hours 10 p.m.-700 a.m. No pets Home will be left secured, I.e. locked when not home. Home will be left in same condition as when rented. Renter will maintain the yard and spray for weeds and pull weeds every month. Leaves will be raked and removed from front and back yard. Trees, shrubs, rose bushes will be maintained and trimmed as needed. Entrances will be kept free of birds nesting. There is no subletting allowed. Cars will be parked in the 2 car garage or in the driveway. Cars will not leak oil, stored if not running and must be currently registered. No remodeling of home inside or out without consent from owner. Renters responsibility to change batteries to smoke detectors and Co2 detectors when needed and change inside and outside light bulbs when needed. Owner will repair uninhabitable things only.
