Lease Terms Lease Options: Standard 12-month term or 6-month term at $2,089/month (10% short-term premium). Furnishings: Home is fully furnished. A detailed inventory and condition checklist will be signed at move-in. Tenant is responsible for furnishings beyond normal wear. Security Deposit: $1,899 (equal to 1 month's rent). Conditional approvals may require a higher deposit, but total refundable deposits will not exceed Georgia's legal cap of 2x rent ($3,798). Pets: Case-by-case basis. Max 1 cat or 1 small dog (under 40 lbs). Non-refundable pet fee: $799 (due at move-in) Monthly pet rent: $149/month Proof of current vaccinations and licensing required. Assistance animals are exempt from fees/rent, but proof/documentation is required and will be validated per Fair Housing and ADA rules. Utilities: Tenant pays all utilities unless otherwise agreed in writing. Insurance: Renters insurance required with minimum $100,000 liability coverage, due before move-in and maintained throughout lease. Inspections: Semi-annual property inspections with proper notice. Move-out: Tenant must return home and furnishings clean and in original condition. Professional carpet/upholstery cleaning required at move-out; costs may be deducted from deposit if not provided. Smoking / Use: No smoking or vaping inside. No subletting or short-term rentals. Screening Criteria (per adult 18+): Minimum income 3x rent, credit score 680+, background and rental-history check, and references required. Payments: Online autopay enrollment required. Deposit Return: Itemized statement and any refund provided within 30 days of move-out, per Georgia law.
