Complete the application, credit and background check through Zillow. Complete the landlord's rental application. Provide valid driver's license. Provide current payroll stub and/or proof of income. Annual gross income must be no less than $80,000. Credit score must be no less than 650. You must provide the telephone number for each landlord for each address you resided in for the last five (5) years. Eviction history will be checked. Criminal history background will be checked. Any adverse information may be the basis for rejection of an application at owner's sole discretion. All the above information must be provided for anyone over the age of 18 that will reside in the residence. The lease term is one year with the first and last month's rent due upon execution of the lease. The damage deposit is $1,495 and must be paid in full before move in. Some pets are allowed with restrictions. All approved pets must be spayed and neutered. (documented proof must be provided). A pet deposit may be required. Pets cannot be tied or chained up on the property. The tenant/lessee is responsible for all lawn care, water, electric, telephone, TV, internet and garbage pickup. Charcoal, propane or electric BBQ pits and outdoor boilers kits/rigs or generators are not allowed to be used on the covered patio or back balcony and side landing. Any cooking equipment, generators and/or lawnmowers must be stored more that 10 ft away from the house. Refrigerator, washer and dryer are NOT provided.
