Costs, fees, and lease terms

Lease terms

Landlord pays $50 of water/trash/sewer to cover irrigation of yards sprinkler system. Renter pays electric and water/sewer/trash beyond $50. Tenant is responsible for mowing, trimming, and weeding of front and back yard weekly to maintain neatness. Internet and cable are responsibility of tenant. IQ Fiber is wired and ready on unit. Credit application must be completed and fee paid by renter prior to lease acceptance. Due at lease signing: security deposit and any applicable pet deposit. First month rent begins on day of lease. Minimum lease term is 6-1/2 months so short term lease tax of 13% not required. Renter must allow pest control, handyman and water softener technicians access to unit as required--no locks may be placed on any gate. All issues with home and/or appliances must be reported within 24 hours and allow repair people to access the home as required. Absolutely no modifications to the home are to be made including painting, rearranging furniture, hanging anything on walls or ceilings, etc. Pets: only a small dog under 25 pounds will be considered--no aggressive breeds will be accepted no matter the size. A $300 additional pet deposit and agreement required. No smoking in house or garage or in close proximity to the house. No loud parties or music. No dragging wheelie luggage or boxes up the stairs. Trash cans must be placed out weekly and put away into garage or behind gate as soon as emptied. Nothing may be stored on the front porch/exterior or back patio--all personal items (bikes, surf boards, etc) must be stored in the garage. NOTE: Tenant will be charged a $450 cleaning fee at time of move out which is deducted from the deposit. Any additional cleaning for pet hair, etc will be deducted from the pet deposit.
