Lease terms

The lease will begin on June 29th 2026 and end on June 29th 2026 (the "Lease Term") Tenant agrees to occupy the premises for the entire Lease Term unless terminated earlier in accordance with this Agreement. Renewal: Upon expiration of the Lease Term, this Lease may automatically convert to a month-to-month tenancy unless either party provides written notice of non-renewal at least 30 days prior to the end of the Lease Term. Early Termination: Tenant may terminate the Lease early only with written consent of the Landlord and may be responsible for early termination fees equal to one months rent or as otherwise agreed in writing. Holdover: If Tenant remains in possession of the premises after the Lease Term without Landlord's written consent, Tenant shall be considered a holdover tenant and shall pay rent at [15% higher] of the monthly rent until the premises are vacated. 2. Utilities Tenant is solely responsible for payment of all electricity, gas, water/sewer and trash services associated with the premises. Water and sewer services are not included in the monthly rent and will be billed separately based on actual usage. Landlord will bill Tenant each month for water and sewer charges by the date specified by landlord. Tenant agrees to establish accounts with utility providers in their own name, maintain service in good standing, and ensure all utility bills are paid timely. Landlord is not responsible for any interruption of utility services, late fees, or penalties incurred due to Tenant's failure to pay. Failure to maintain utilities may be considered a breach of lease, and Landlord reserves the right to take appropriate action, including termination of tenancy.
