Lease terms

Renter responsible for electric. Flat fee for water and sewer $40/month. Deposit is equal to one months rent. No pets, No smoking. Will accept tenants with good rental history, proof of employment and that meet income requirements. Co-signer required if no rental history. Max. occupancy: 2 adults. Income Requirement: Combined gross income must be two (2) times the monthly rent. A minimum of two (2) current paystubs are required to be submitted with your application. If self-employed, a copy of the previous year's tax return or W-2 is required to be submitted, along with the last three (3) months entire bank statements showing income. Rental History: All occupants 18 and over are required to sign the Lease Agreement and must have a satisfactory, verifiable, rental history (i.e., no prior evictions, late payments, disturbing the rights and comforts of other residents, poor housekeeping, NSF check history, unauthorized occupants, property damage or failure to adhere to the policies and regulations of the community or management company.) Credit History: All financially responsible applicant(s) must have a satisfactory credit history. Anyone with a bankruptcy or repossession may be required to post an additional deposit in order to be approved.
