Lease terms

Security Deposit $4,000 security deposit, due prior to move-in Held and returned in accordance with Maryland law Deposit may be used for unpaid rent or damages beyond normal wear and tear Any remaining balance will be returned within 45 days of move-out, with an itemized list of deductions if applicable Maintenance & Care Tenant agrees to: Maintain grounds and yard in a neat, reasonable condition (mowing, watering, general upkeep) Perform basic in-home maintenance, such as replacing light bulbs, air filters, and smoke detector batteries Keep the home clean and promptly report maintenance issues Landlord remains responsible for major repairs not caused by tenant misuse or neglect. Utilities Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, cable, and internet Pet Policy Cats: Maximum of two (2) Dogs: Must weigh 40 lbs or more No additional pets without prior written approval Pets must be well cared for and may not cause damage or disturbances. Smoking Policy Smoke-free property Smoking is not permitted inside the home or enclosed areas Use of Property Residence is for private residential use only Tenant agrees to respect neighbors and comply with local ordinances Compliance With Law Tenant and Landlord agree to comply with all applicable Maryland state and local laws
