Lease terms

Occupancy: Unit is limited to one (1) occupant only. Term: Month-to-month tenancy unless otherwise agreed to in writing. Rent: Monthly rent is due on the agreed-upon date each month. Rent must be paid in full and on time according to the lease agreement. Security Deposit: Security deposit is required prior to move-in and may be up to two (2) months' rent for qualified small-landlord properties, in accordance with California Civil Code 1950.5. Deposit may be used for unpaid rent, cleaning, or damages beyond normal wear and tear. Utilities: Landlord provides water, gas, and trash. Tenant is responsible for their agreed share of electricity. Parking: Street parking only. No assigned or guaranteed parking space is provided. Smoking & Substances: No smoking, vaping, drugs, or illegal substances permitted anywhere on the property. Pets: No pets allowed. Maintenance & Care: Tenant agrees to maintain the unit in clean, sanitary condition and promptly report maintenance issues. Alterations or installations require written landlord approval. Noise & Conduct: Tenant agrees to maintain a quiet living environment and respect neighbors in this residential cul-de-sac setting. Entry & Access: Landlord may enter the unit with proper legal notice as permitted by California law. Move-Out: Tenant agrees to provide proper written notice prior to vacating.
