Lease terms

Lease Duration: 12-month lease preferred. Longer lease terms may be considered. Move-In Costs: First month's rent, security deposit, and any applicable pet fees due at lease signing. Utilities: Flat utility fee of $340/month, which includes water, sewer, garbage, electricity, and high-speed internet. No separate utility accounts required. Pets: Pets are welcome with landlord approval. Pet rent is $50/month per pet. Tenants are responsible for any pet-related damages and must ensure pets do not create disturbances for neighbors. Smoking Policy: No smoking or vaping of any kind is permitted inside the home or anywhere on the property. Parking: Private driveway parking for 2 3 vehicles, including EV charging capability. Maintenance Responsibilities: Landlord is responsible for major repairs and maintenance. Tenants are responsible for routine housekeeping, replacing light bulbs and HVAC filters as needed, maintaining the yard in a clean condition, promptly reporting maintenance concerns, and preventing damage caused by negligence. Occupancy Standards: All occupants over 18 years old must complete the rental application process and be listed on the lease.
