Lease terms

LEASE TERMS Rent: $1,975 per month Security Deposit: $1,975 First month's rent and security deposit are due prior to move-in. Available: August 20, 2026 Lease Term: 12 months preferred. Other lease terms may be considered. Utilities: Water, trash, and recycling are included. Tenant is responsible for gas, electric, and internet. Renters Insurance: Renters insurance is required throughout the tenancy. Proof of coverage will be required prior to move-in. Pets: No pets allowed. Parking: One detached garage space and one additional unassigned parking space. Laundry: Washer and dryer included in the unit. Late Payment: Rent is due according to the lease terms. If rent remains unpaid for at least 7 calendar days after the due date, a $50 late fee may be charged, subject to applicable Colorado law. Smoking: No smoking. APPLICATION & SCREENING All applicants are subject to the same application and screening process. Applicants should be prepared to provide information necessary to verify income, employment, rental history, and other information relevant to the rental application. A completed rental application and screening authorization will be required for each adult applicant. Applications will be evaluated using consistent, objective screening criteria and in accordance with applicable federal, state, and local fair housing laws. Additional application and screening details will be provided to prospective applicants before an application is submitted.
