Lease terms

Lease Term: Minimum 12-month lease required. Rent Due Date: Rent is due on the 1st day of each month. Utilities: Tenant is responsible for payment of electricity, natural gas, water, trash (if separately billed), internet, cable, and any other utilities not paid by the HOA. Occupancy: Only approved occupants listed on the lease may reside in the property. No unauthorized occupants are permitted. Pets: Pets subject to landlord approval. Additional pet terms and deposits may apply where permitted by law. Renters Insurance: Tenant must maintain renters insurance with a minimum of $100,000 personal liability coverage throughout the lease term and provide proof of coverage before move-in. Maintenance: Tenant shall keep the property clean and promptly report maintenance issues. Tenant is responsible for damage caused by negligence or misuse beyond normal wear and tear. Alterations: No painting, remodeling, installation of fixtures, or alterations without prior written consent from the landlord. Keys & Locks: Tenant may not change locks or install additional locks or security devices without the landlord's written approval. Subleasing & Assignment: No subleasing, short-term rentals (including Airbnb/VRBO), or assignment of the lease without the landlord's prior written consent. Parking: Parking is limited to the spaces assigned to the unit. No storage of inoperable or unregistered vehicles. Background Screening: All applicants age 18 or older must complete an application, credit check, background screening, eviction history screening, and income verification. Minimum Qualifications: Gross monthly household income of at least 3 times the monthly rent Minimum credit score of 680 No prior evictions No unpaid landlord collections Positive rental history and verifiable employment/income Move-In Condition: Tenant acknowledges the property will be professionally cleaned prior to occupancy and agrees to return it in substantially the same condition, excluding ordinary wear and tear. Compliance with Law: Tenant agrees to comply with all applicable federal, state, local, and HOA rules and regulations.
