Lease terms

Twelve (12) month lease with tenant paying utilities, but no pets. Afterwards, the landlord will require a month to month lease from the tenant though the tenant may counter with a specified lease period after the initial 12 (twelve) month lease period. No smoking inside trailer but allowed outside and in outbuildings as well as screened-in porch. However, tenant must correct any problem associated with smoking. Lease includes refrigarator, oven/range, and washer/dryer hookups in trailer though these details require, in some cases, the tenant's responsibility of maintenance. Landlord will pay for preventive maintenance on HVAC unit, and will pay for replacement of HVAC if necessary. Dish Washer will be replaced by landlord if necessary. However, if refrigerator goes out, the landlord will not replace it. Screened-in porch furniture, including cushions, will not be replaced by landlord. Tenant is responsible for breakage. If new furniture or cushions are required during the lease period or afterwards, the tenant is responsible for replacing such furniture or cushions. However, if replaced, the tenant may take them with them if they move from the property. Tenant is responsible for maintaining yard, including mowing and weed-whacking, and for keeping the plot including outbuildings maintained unless specifically dictated otherwise by the lease. Tenant is responsible for all utilities. If pipes freeze in winter, tenant is responsible for fixing, including replacement as necessary. NOTE: The landlord has taken steps to insulate the bathroom in the 2 car garage. If tenant breaks any furniture, windows or any other item/appliance, they are responsible for replacing/repair.
