1. Rent Due Date & Late Fees Rent in the amount of $2700 is due on the 1st of each month. A grace period is allowed until the 10th. If rent is not received by the 10th, a late fee of 5% per day will be charged until paid in full. Accepted payment methods: cash/ Zelle 2. Occupancy Limits Only the tenants listed on the lease may reside in the unit. Guests staying more than 7 consecutive days or 14 total days in a month require written permission from the Landlord. 3. Renter's Insurance (Mandatory)- Tenant must obtain and maintain renter's insurance for the duration of the lease and provide proof prior to move-in. Failure to maintain coverage is a lease violation. Minimum million dollar rental insurance is a must. 4. HOA / Building Rules Compliance Tenant agrees to comply with all condominium association and building rules. Any fines, violations, or penalties issued due to Tenant's actions will be the Tenant's financial responsibility. 5. Maintenance Responsibilities Tenant Responsibilities Tenant is responsible for: Light bulbs Air filters Clogged drains caused by hair, wipes, food, or misuse General cleanliness Any damage caused by Tenant or guests Landlord Responsibilities Landlord is responsible for: Appliance failure Plumbing/electrical issues not caused by Tenant Normal wear and tear 6. Cleanliness & Move-Out Condition Unit must be returned in the same clean condition as move-in. If not properly cleaned, a professional cleaning fee will be deducted from the security deposit. 7. No Smoking / No Drugs Smoking of any kind and illegal drug use is strictly prohibited inside the unit and building common areas. 8. Pets NOT ALLOWED No pets of any kind are permitted in the unit at any time. 9. Alterations to Unit Tenant may not paint, mount TVs, drill holes, change fixtures, or make alterations without written permission. 10. Entry Notice Landlord may enter the unit with 24-hour notice for repairs, inspections, or maintenance. 11. Early Lease Termination If Tenant breaks the lease early, Tenant is responsible for rent until a new tenant is secured or until lease is finished, whichever occurs first. 12. Utilities Tenant is responsible for: Electricity Internet Landlord is responsible for all other utilities unless otherwise stated in the lease. 13. Move-In / Move-Out Inspection A move-in checklist with photos will be completed and signed by both parties. This document will be used to assess the condition at move-out. 14. Keys All keys, fobs, and passes must be returned at move-out. Replacement costs will be deducted from the deposit. 15. Security Deposit Return Security deposit will be returned within 30 days of move-out with an itemized list of any deductions, per Connecticut law. Tenant must provide a forwarding address.
